Pollard Thomas Edwards, working with Bellway Homes and Family Mosaic, has gained planning consent for the comprehensive regeneration of three separate sites in Southwark as part of the ongoing rejuvenation of the Elmington Estate. This follows a competition win in 2012 for the redevelopment of the sites providing 225 new homes over a broad range of dwelling types. Each site is unique and responds to the character of its specific context. The overall approach has been one of urban mending, repairing the historic urban grain and fractured streetscape by reinstating street frontages and clearly identifiable private and public realm. From Southampton Road, the proposed buildings line a crescent forming a gateway to the re-development and lead on to the newly defined square around the Benhill Road Nature Gardens currently being re-cultivated. Along Lomond Grove the proposal takes cues from the historic context to underpin reconstruction of the previously lost street pattern. Private amenity is provided throughout in secure shared gardens within the blocks and a toddlers’ play space will be incorporated into a new public garden. The scheme will deliver Southwark’s Core Strategy of 35% affordable homes, and 10% wheelchair units to meet the Southwark policy in accordance with the adopted South East London Housing Partnership standards.
