PTE's 343-home masterplan for the former MG Rover site provides new homes alongside existing woodland as well as a nearby employment centre. Approved in two phases in February and July 2023, the project is now under construction.

PTE developed a suite of new house types for St Modwen homes that are efficient with land, embed social value and provide flexibility for occupation – window seats at entrances, projecting bays for studying and hidden terraces at each level. It is the denser urban arrangement that is integral to the typology design that achieves a distinctive neighbourhood identity.

PTE’s masterplan also celebrates the works already underway to enhance the River Rea corridor and provide a series of new landscape characters across the wider area. Responding to existing and new movement routes and open spaces, the plan is defined by ‘desire lines’ which promote walking and cycling to connect residents to amenities and surrounding nature.

The development aims to provide distinctive form and character, reflecting a growing change in people’s habits and priorities. It’s exciting to see this come to fruition.
